SCBP Hosts Green Leasing Workshop By Betsy Kraat

BRIDGEWATER, NJ--The Somerset County Business Partnership, in conjunction with the law firm of Norris, McLaughlin & Marcus of Bridgewater, New Jersey, will present “Leasing and Operating Green – An Overview of Issues in Leasing and Managing Green Commercial Real Estate Space.”

The workshop is scheduled for Tuesday, April 13, 2010, beginning with registration from 8:30 A.M. to 9:00 A.M. at the offices of Norris, McLaughlin & Marcus, 721 U.S. Highway 202/206 in Bridgewater, New Jersey. The workshop will conclude at 11:15 A.M.

Presentations will include:

--Welcome and Overview of Sustainability Initiatives Within Somerset County (Michael V. Kerwin – President & CEO, Somerset County Business Partnership)

--An Overview of The Emerging and Evolving Green Leasing Market (Chris Stevenson, Esq. – Norris, McLaughlin & Marcus)

--Green Building Management – Technical and Performance Issues (William Amann, P.E., Chair, U.S. Green Building Council - New Jersey Chapter; President, M & E Engineers, Inc.)

--Green Building Management - A Property Manager’s Perspective (Ginny Carita, Vice President - Property Management, Advance Realty Group)

--Green Leasing - A Leasing Professional’s Perspective (Brian Banaszynski, Vice President – Leasing, Advance Realty Group)

--Green Leasing - Legal Concepts Fundamental to Successful Green Leasing (Jesse P. Nash, Esq. – Norris, McLaughlin & Marcus

A question and answer roundtable with all of the speakers will follow the presentations.

“Green leasing” focuses on integrating “green” elements including energy and resource efficient building design, equipment, appliances, materials, and operations into lease negotiations and leases in order to reduce energy and resource costs, enhance environmental and business sustainability, and improve the quality of indoor environments. In addition, “green leases” will become increasingly necessary and prevalent as “green” buildings, both new and renovated, become more common in the commercial real estate market.

Green buildings are known to increase worker productivity and provide long-term utility cost savings, and they can enhance the reputation of landlords and tenants as being entities that are conscious of and concerned about sustainability issues pertaining to environmental concerns, energy use, and controlling business costs.
