TRENTON, NJ--HHG Development Associates, a Trenton-based development firm specializing in adaptive reuse of historic structures, held a "Greenbreaking" on Saturday to showcase The Cracker Factory's green features, including photovoltaic systems, as well as educate people about solar power and why it is a sound investment.
The event featured expert presentations by Jersey Solar President Rick Brooke, HHG Development's principals Michael Goldstein and David Henderson. The event was designed to introduce people to "green" design, discuss installation of photovoltaic systems, and return on investment from the buyer's perspective.
Each loft at The Cracker Factory boasts extensive green features ranging from extensive insulation, Energy Star rated windows and appliances and much more. Every loft is "photovoltaic ready," making it easy to install a solar power system. Each loft features custom kitchen cabinetry, hardwood floors, tile bathrooms and a highly energy-efficient washer/dryer. All units come with assigned garage parking and lockable storage cage in the basement.
"In many condos it's virtually impossible to install a photovoltaic system. The roof is a common element, and condo boards legitimately worry about the impact of putting in a system," Henderson, a registered architect and one of the designers of the Cracker Factory, said. "We've pre-installed the attachment points and conduit for the solar panels, and designed the roof system to support them. This eliminates all of the risk from the condo board's point of view, and makes the installation cheaper
for the owner."
The Cracker Factory is just a short walk to the Trenton train station (which has recently undergone a $75 million transformation), offering direct service to New York City's Penn Station as well as Philadelphia's 30th Street Station. Working towards creating a diverse community in South Trenton, HHG Development Associates is restoring more than 34 residences on the first two and a half blocks of Centre Street, the gateway to the Trenton Ferry Historic District. The partners have also done significant work in the already established Mill Hill, a historic five-block neighborhood of brick and wood Federal-style and Victorian homes.
