HOBOKEN, N.J.-- Garden Street Lofts, which will become Hoboken’s first and only green/LEED-certified residential building, will feature a "green roof."
A green roof consists of specifically chosen soil and plants to prevent flooding and absorb rainfall and outside sound, making for a safer, cleaner, and quieter environment. A green roof can also reduce heat pollution and regulate temperature, since soil and vegetation have insulating properties. The foliage-covered roof creates significantly lower heat emissions compared to black asphalt, hence decreasing energy use and the amount of money homebuyers will spend on energy bills.
Bijou Properties is the innovative builder behind Garden Street Lofts. Integrating environmental strategies and sophisticated architecture, the project has been ingeniously designed so that every possible inch provides a healthier, more economical and better way to live – without sacrificing an ounce of luxury. Garden Street Lofts will be constructed to achieve a LEED (Leadership in Energy and Environmental Design) Silver Certification. The LEED rating system was initiated by the U.S. Green Building Council to recognize buildings that are designed to be high performance, energy efficient, sustainable and environmentally conscious.
In addition to the green roof, homeowners will benefit from filtered fresh air and reduced exposure to allergens due to the latest filtration technology, and the use of non-toxic paints, adhesives and finishes. All products are sustainable, including specialized bamboo flooring. Special window glass and glazing will help maintain optimal indoor temperatures, resulting in lower energy bills. Low-flow fixtures will conserve water, while power will be purchased from wind and other alternative energy sources. The Garden Street Lofts building itself was originally a dry storage warehouse formerly known as the “Coconut Building.”
Garden Street Lofts features oversized 1-, 2- and 3-bedroom floorplans, with spaces ranging from 1,050 to 2,153 sf.
The sixth and seventh floors are reserved for two duplex penthouses with three bedrooms, offering up to 1,200 square feet of outdoor living with a hot tub. Inside, they offer 2,153 square feet of living space with a fireplace and 24-foot ceilings.
