NAI Hanson Tapped To Market 16,837 SF Multi-Building Flex Portfolio By Betsy Kraat

HACKENSACK--NAI James E. Hanson has been appointed as the exclusive leasing agent for three buildings, which total 16,837 sf of industrial and office space and are located at 400-450 Swenson Drive in Kenilworth.

NAI Hanson's Stanley Wiklinski, broker associate, and Russell Verducci, sales associate, will be responsible for marketing this portfolio on behalf of Fairfield Products Inc.

Built in 1966, 400 Swenson Drive is a 12,817-sf facility that is situated on a .86 acre lot, which is comprised of 6,000 square feet of newly renovated office space and 6,817 square feet of industrial/warehouse space. The single-story free-standing building features air conditioned office space, 12' ceiling heights, heavy floor loads, a storage room with explosion proof fixtures, state-of-the-art exhaust and ventilation systems, gas heat, three drive-in doors and an on-site parking lot with capacity for up to 52 cars.

The listings at 450 Swenson Drive include two buildings that total 4,020 sf of office and industrial space. The larger of the two is a 2,397-sf free-standing facility that is situated on .42 acres and features a cinderblock and steel constructed repair garage/storage facility, 23' ceiling heights, four large drive in doors, two of which have drive-thru capabilities, a service mezzanine and 500 sf of office space on two levels. The second asset listed at 450 Swenson Drive is a 1,623-sf free-standing single-story brick office building, which includes central air conditioning and thirteen surface parking spaces.
