MONTGOMERY TOWNSHIP-- Colliers Houston & Co. has completed a 10,000-sf lease for Oscient Pharmaceuticals, a commercial-stage pharmaceutical company, at 23 Orchard Road in Montgomery Township, a submarket of the greater Princeton area.
The Colliers Houston team consisting of Milt Charbonneau, SIOR; Warren Searles, Charles Parmelli, SIOR; and Douglas Twyman, SIOR, represented the building owner, JER/Herring Orchard LLC, a joint venture between JER Partners and Herring Management. Paul Velecides of CB Richard Ellis represented Oscient Pharmaceuticals.
Oscient Pharmaceuticals will utilize this space as it New Jersey training facilities.
23 Orchard Rd., a 238,000-sf Class A office building, is located at the intersection of Route 206 and Orchard Rd. Situated within a short distance of several retail centers and numerous restaurants, 23 Orchard Road is within close proximity to New Jersey Transit train service at the Princeton Junction train station.
The $3 million capital improvement program at 23 Orchard Rd. included a new glass atrium with water feature in cafe seating area; an updated glass elevator overlooking 70 acres; new wall and floor coverings and lighting fixtures in common areas; and a new granite-step entryway. This newly repositioned facility is intended for multi-tenant use, and appeals particularly to biotechnology and pharmaceutical companies. Currently, 88,000 sf is available for lease at the property.
Other features of the building include visible signage from Route 206, a full building atrium, modern fitness center, conferencing center, café, a regulation softball field, picnic areas, running trail, volleyball court and basketball court. Additionally, the facility offers 24/7 security, including card key access, CCTV monitoring systems with 24 cameras and local and off-site monitoring.
