NORTH BRUNSWICK-- Kipcon Inc., a leader in cost effective design and engineering solutions, has created a value-added transition study that greatly reduces the time and inconvenience of transferring the responsibility of governance from the developer to the community association.
Kipcon Inc. has built a solid reputation for aiding community associations in assessing the strength and durability of a building's physical and financial components. Kipcon President Mitchell H. Frumkin used his extensive expertise in conducting transition studies to chair a joint, nationwide task force with the National Association of Home Builders and the Community Association Institute to develop best practices for transition studies.
Frumkin said the best away to avoid complications is to have a qualified professional involved at nearly every step of the process, from peer-reviewing design documents, to conducting third-party inspections during construction and completing a detailed reserve study in addition to site and building analysis.
"Every transition study includes a visual determination that ensures all common elements of the property are built in conformance with design documents, and we ensure that no defects are present," Frumkin said. "But we also complete a full reserve study to tell the incoming association how much money they need to set aside for general repairs and maintenance."
While litigation is rare when turning over a development to a community association, Kipcon also offers negotiating services to avoid litigation for both developers and community associations.
